Everything a buyer asks, answered on one page.

Payment schedule, transfer costs, the service charge, the yields and what the Golden Visa actually requires. If a figure here is an estimate, it says so.

Yields

Smaller is higher, and the penthouse is not an investment.

Penthouse

4.9%

AED 21.5 m · AED 1.05 m p.a.

A 4.9% gross on a penthouse, after the service charge on 4,780 sq ft, is not a yield play — it is a home that holds its value. We would rather say that here than have you find it out from a spreadsheet in year two.

Questions

Including the ones with awkward answers.

Can a non-resident buy here?

Yes. Dubai Harbour is a designated freehold area, so any nationality may buy the freehold title. You do not need residency, and the purchase itself does not require you to be in the UAE — a notarised power of attorney covers the signing.

Does the purchase give me a visa?

A property purchase of AED 2 m or more qualifies you to apply for a ten-year Golden Visa. Every plan here is above that threshold. The application is separate from the purchase, takes six to ten weeks, and is not something we can guarantee — it is granted by the ICP, not by the developer.

What happens if the project is delayed?

The SPA carries a twelve-month grace period, which is standard. Beyond it you may cancel and recover the escrow balance. Payments sit in the Emirates NBD escrow account above and are released against construction milestones certified by the project consultant, not on our say-so.

Can I sell before handover?

Yes, after 30% has been paid. The transfer runs through the DLD and costs 4% plus a AED 5,000 NOC. Around a fifth of Harbour One reservations are resold before completion; we would rather say that than pretend otherwise.

Is the service charge fixed?

No. AED 21.40 / sq ft is the budgeted figure for the first year, approved by the owners' association thereafter. Towers of this height in Dubai Harbour run between AED 19 and 26. Anyone quoting a locked figure for 2033 is guessing.
