Rates · indicative, 2026

A rate per square foot, and what is inside it.

Rates vary with specification more than with contractor, so these are bands rather than a single number — and each one lists what is included, because that is where two quotes for the same job differ by forty per cent.

Payment

Five stages, and a retention we actually release.

25%On signature of the contract, before mobilisation
35%On completion of first fix, certified by your consultant
30%On practical completion and Civil Defence NOC
10%On handover of the O&M manuals and as-built drawings
5%Retention, released 12 months after handover
Variations

Priced before the work, never after.

  • 01No variation is executed without a signed VO carrying a price and a programme impact in days.
  • 02Prices are from the same rate schedule as the tender, not re-priced because you are committed.
  • 03Anything we find behind a wall that changes the scope is photographed, priced and sent the same day.
  • 04If a variation cannot be priced within 24 hours, we say so rather than starting on the promise of agreeing later.
Questions
Why is your rate higher than the quote I have from Al Quoz?

Usually because ours includes the approvals, the Civil Defence NOC, the out-of-hours labour and the joinery, and theirs does not. Ask any contractor to price the same five inclusions we list on the rates page and compare that number instead.

Can you beat a twelve-week programme?

On a small retail unit, sometimes. On F&B, no — the extract, the grease duct and the Food & Safety approval have a floor of about fourteen weeks and anyone promising nine has not read your kitchen layout.

Do you do design as well?

We do shop drawings, coordination and value engineering. We do not do concept design, and we work better when someone else has done it — a contractor marking their own homework is how scope creeps.

What happens if you are late?

Liquidated damages at the rate in the contract, capped, and applied without an argument. We have paid them twice since 2014 and both times we told the client before they asked.

Do you work outside Dubai?

Abu Dhabi and Sharjah, yes, with the relevant authority instead of DM. Northern emirates only for projects above AED 2 m, because the travel makes anything smaller bad for both of us.
