Strip-out & framing
Week 1–2 · demolition, partitions set out to the approved drawing
Every fit-out contractor in this city quotes twelve weeks. What separates them is what happens in week six, when the authority has not come back, the stone has not shipped, and someone decides the reception desk should be two metres longer.
BINAA issues the twelve-week bar chart at tender with an owner against every line — and four of those owners are not us. We publish the percentage of our delays that are genuinely our fault, which last year was five. Nobody else in Al Quoz prints that number.

This is the programme we issue at tender, not a marketing version of it. The orange bars are the ones sitting in someone else's queue — an authority, a landlord, a stone supplier — and they are where a twelve-week job becomes a sixteen-week one.

ORANGE = OUTSIDE OUR CONTROL · DRAG OR SCROLL SIDEWAYS
Measured across every job we handed over last year, counted in days lost against the tender programme. The last line is ours.
Submission is made on day two. What happens after that is somebody else's queue.
A change in week six costs three weeks, not three days, because joinery is already cut.
Specific stone slabs, imported veneer, bespoke glass. We flag these at tender, in writing.
Malls that permit work only 22:00–06:00 halve your effective programme.
Our own labour, sequencing or errors. We publish this number because most contractors will not.

Most fit-out companies in Dubai subcontract joinery and then spend the programme chasing it. Ours is eleven people and 9,000 sq ft in Al Quoz 3, which means shop drawings in five working days, a veneer sample before anything is cut, and a reception desk that can be remade in four days when the site survey says the wall is not square.

A budget rate within 48 hours from a layout, a full tender in ten working days from an IFC set.
