Fees — 03

Nine to fifteen per cent, split by stage.

Dutch practice runs on named stages — SO, VO, DO, TO, UO — and each carries its own percentage of construction cost. Published here so you can see which stage you are cutting when you cut the fee.

CodeStage% of build costWhat it is
SOSchetsontwerp1.5 – 2%Sketch design: massing, orientation, the two or three options worth drawing. Ends with a decision, not a folder.
VOVoorlopig ontwerp2 – 3%Preliminary design with a first cost estimate from a quantity surveyor, not from us.
DODefinitief ontwerp2.5 – 3.5%Definitive design, fixed materials, the drawings the permit is filed from.
TOTechnisch ontwerp3 – 4%Technical design and specification — where the money is either saved or quietly lost.
UOUitvoeringsgereed2 – 3%Construction-ready drawings, tender documents and contractor questions.
DirectieBouwbegeleiding2 – 3%Site supervision, weekly visits, and the snag list. Optional, and the stage clients cut first and regret most.

Questions
Waarom publiceren jullie geweigerde vergunningen?

What does an architect actually cost?

Between 9% and 15% of construction cost across all stages, and the stage table on the fees page breaks it down. For a €1 m house that is roughly €95,000 to €140,000 — a number worth knowing before the first meeting rather than after it.

Kunnen we stages overslaan?

Ja, en de meesten slaan directievoering over. Dat is het goedkoopste om te schrappen en het duurste om te missen: het verschil tussen een goede tekening en een goed gebouw zit grotendeels in die fase.

Do you work outside the Netherlands?

Belgium and the German border region, yes. Beyond that the permitting knowledge stops being ours and starts being a local architect's, and we would rather partner than pretend.

How long does a permit take?

Eight to eighteen weeks for a standard procedure once filed, plus whatever the welstandscommissie adds. Our own record is on the permits page with the week count on every line.
