How a sale runs

01

Valuation, in writing

We inspect, pull the last six DLD transactions on your street rather than portal asking prices, and give you a range with the evidence attached. Free, and yours to keep even if you list elsewhere.

02

Listing agreement, 90 days

Form A with the DLD, a 90-day term, and no automatic renewal. If we have not performed in 90 days you should be free to leave, and you are.

03

Photography and permit

Professional shoot and floor plan at our cost, and a DLD permit number on every advert — an advert without one is illegal, and half the portal listings you have seen do not carry it.

04

Qualified viewings only

We check funds or mortgage pre-approval before a viewing, so you are not opening your home to browsers on a Friday afternoon.

05

Offer, MOU, transfer

Form F, 10% deposit held by the trustee, then transfer at the trustee office. Typical timeline is 30 days cash, 45–60 with a mortgage.

Request a valuation

We reply within one working day with a range and the transactions behind it. Free, and yours to keep even if you list elsewhere.

Demonstration site — this form does not submit anywhere. It opens WhatsApp so the flow can be seen end to end.

Questions

Can I buy in Dubai as a non-resident?

Yes, in the designated freehold areas — which includes every community on this page except the JVC leasehold rental. You do not need residency to own, and the purchase can be completed under power of attorney if you cannot travel.

Does buying get me a visa?

A property of AED 2 m or more qualifies you to apply for the 10-year Golden Visa. It is an application to the ICP, not an automatic grant, and it takes six to ten weeks. Anyone promising it as part of a sale is overstating what they control.

What is the real annual cost of owning?

Service charge (printed on every listing here), DEWA, chiller if it is not included, and building insurance. On the Marina apartment above that is roughly AED 29,300 of service charge alone. It is the number most often left out of a yield calculation.

How does rent work — the cheques thing?

Annual rent is paid in one to four post-dated cheques; fewer cheques usually buys a lower rent. Every tenancy must be registered on Ejari, and increases at renewal are capped by the RERA rental index, not by the landlord's preference.

Do you represent the buyer or the seller?

One or the other on any given deal, never both. Dual representation is legal here and we do not do it, because the 2% is not worth the conflict.
